Selling the family home and buying the next place have to be coordinated, closing dates, bridge financing, moving logistics. Get the sequencing wrong and you're carrying two homes, or none.

Most downsizing sellers haven't moved in 15, 25, sometimes 40+ years. Preparing a home like that for market is a different job than staging a starter condo, and I don't treat it like one.
Family, not just finance
This is often the home where kids grew up. The decision carries weight a typical sale doesn't, and it deserves a realtor who treats it that way, not one rushing you to a "sold" sign.
